  • Development of marketing material for property.
  • Advertising of property on multiple websites.
  • Conducting open home inspections and private inspections to secure Tenant/s.
  • Comprehensive screening of prospective Tenant/s including searches on national databases and negotiations.
  • General Tenancy Agreement preparations.
  • Preparation of thorough and detailed entry condition report including photos.
  • The lodgment of rental bond with the Residential Tenancies Authority.
  • Arranging third parties to check property compliancy for smoke alarms, safety switches, blind cords, pools, gas and water charging.
  • Routine inspections carried out 3 times per year with detailed report including photos.
  • Arranging warranty and maintenance by builders and suppliers (new builds only).
  • Arranging general repairs and maintenance through qualified and insured tradesmen (only arranged after authorisation from Landlord).
  • Co-ordination of major works required to be carried out.
  • Rental reviews based on market conditions and lease renewal preparations.
  • Insuring rental bond is topped up when rental increase occurs so amount equals to 4 weeks rent.
  • Rent collection, receipting and banking.
  • Electronic banking of rent collected into your account on a fortnightly and/or monthly basis with statement.
  • Payment of all property outgoings to tradesmen and utility services when or if required.
  • Arranging third party to supply a tax depreciation schedule (only arranged after authorisation from Landlord).
  • Preparation of end of financial year statement.
  • Rent arrears control.
  • Invoicing Tenant/s for water consumption use if property is water compliant.
  • Thorough exit inspection carried out including photos and ensure all keys, remotes and manuals are returned.
  • Arranging any necessary services or repairs after exit inspection is carried out.
  • Processing of rental bond once Tenant/s have vacated.
  • Arranging landlord insurance on your behalf.
  • Preparation and lodgment of insurance claims if required.
  • Tribunal attendance on your behalf if required.
  • Professional advice based on legislation.

PLEASE NOTE: Some of the above services listed aren’t included in the standard management fee. These services will only incur extra costs when the service is required.
